How old is your water heater?
Age is half the repair-or-replace decision, and most people don't know theirs. It takes two minutes to find out.
Most manufacturers encode the manufacture date into the serial number, though the format varies by brand. Some use a straightforward year-month prefix, others use letter codes.

Conventional tanks generally run around eight to twelve years. Water hardness, sediment management, anode condition, and how hard the unit works all shift that meaningfully in either direction. Tankless units typically go considerably longer when descaled on schedule.
Repair, almost always. The unit has plenty of life left, and a component fault is exactly what you'd expect at this age.
Depends on the fault. Cheap component failures are worth fixing; a major repair on a unit already showing corrosion usually isn't.
Any significant repair deserves a replacement quote alongside it, because you may be spending real money on a unit with limited time left.

Rusty or brown hot water

Rotten egg smell

Cloudy water with sediment

Discharge from the T&P valve
The relief valve opens when the tank exceeds safe limits. Repeated discharge means either the valve has failed or the tank genuinely is over-temperature or over-pressure. Never cap, plug, or block it.
Corrosion on fittings
Rust at the inlet, outlet, or relief valve connections indicates moisture has been present longer than it should have been.
Pilot that won't stay lit
Often a failing thermocouple or fouled pilot assembly — but sometimes a venting problem, which is a safety issue rather than a convenience one.

Non-negotiables
- The T&P valve stays clear. It's the device preventing a pressurized tank from becoming genuinely dangerous. Discharge means something needs attention — never a plug.
- Carbon monoxide. Gas water heaters must vent properly, and backdrafting can send combustion gases into the home. Warning signs include soot around the unit, a yellow rather than blue burner flame, condensation on nearby surfaces, and a pilot that repeatedly goes out. Working CO alarms near sleeping areas are essential in any home with gas appliances. If a CO alarm sounds, get everyone outside and call emergency services.
- Temperature and scalding. Higher settings increase scald risk, particularly for children and older adults. Around 120°F is a widely used compromise between scald safety and practical hot water. Some households receive different guidance for health reasons, so it's worth asking your doctor about your circumstances rather than treating a single number as universal.
- Keep the area clear. No flammable liquids, paint, or solvents stored near a gas water heater, and no boxes crowding the unit.

Root causes
Why water heaters die early
- Sediment. Minerals settle out and blanket the tank floor, insulating the water from a gas burner or burying the lower element on an electric unit. It reduces capacity, raises running cost, and stresses the tank. Annual flushing addresses it; almost nobody does it.
- A spent anode rod. Once the sacrificial rod is consumed, corrosion moves to the tank itself. Most rods are never inspected across a unit's entire life, which is a leading reason tanks fail when they do.
- Hard water. Accelerates everything above — sediment, scale on elements, and scale in tankless heat exchangers.
- Excess pressure. High incoming pressure, or thermal expansion with no expansion tank, stresses the tank and triggers relief valve discharge.
- Working beyond capacity. A unit sized for two people serving five runs constantly and wears out faster.
Two of these — flushing and the anode rod — are inexpensive and almost entirely preventive. If you do nothing else for a water heater, do those.
